Maintenance Coordination
In addition to saving your money, HDPL provides high quality and timely maintenance of your property. Our in-house maintenance staff and preferred vendor relationships can reduce the amount and time you spend waiting for your work to begin. We will get the maintenance work executed as fast as what you could get it done at your own and most importantly ensure that the same is economical also.
Periodic Property Inspections
We @ HDPL will perform inspections of your rental unit, both inside and outside on a periodic basis. This ensures that your property is being properly cared for and that the tenants are adhering to the terms of the lease /Rent.
Membership fees
A Nominal fee of रु 25,000.00 + services tax per annum will be collected as service charges. We assure you that within first 3 months of membership period, we will return 100% of the membership fees incase you are not satisfied with our services. No Terms & Condition apply.

Under this service we will do planned visits to your plot on a regular basis for monitoring. A detailed report would be submitted after every visit and an immediate information would be given to you if we see or anticipate any attempts to intrude. With your approval, will take immediate steps towards protecting the property. Digital pictures of the plot will be taken and sent, as may be required.

The best way to avoid illegal trespassing is to fence your property. We can get the same organized through reputed vendors and ensure the quality of the work is the best. This service is available only for the registered members.
Under this service we will update you on a regular basis about the construction progress/developments without you spending your precious time to be physically present. Our experienced team will keep a schedule check on the progress of the construction activity beside your architect & contractor. We would ensure any issues/trouble/nuisance identified shall be brought to your notice immediately. All our visit would be followed by a report and digital pictures of the building would be sent to you.
An Encumbrance Certificate is a document issued by the Registration Authorities which is an important document relating to title and its investigation vis-à-vis immovable properties. Encumbrance Certificates are issued on payment of requisite fees and can be obtained for a particular period of time as desired. The Encumbrance Certificate records and reflects all the transactions occurred in respect of an immovable property be it a sale, lease, mortgage, gift, partition, release, etc., which have been registered before the registration authorities. This certificate should be obtained on a regular basis as it will bring into light any unauthorized transactions taken place without the notice of the owner. A copy of the ownership documents / Registered Sale Deed would enable us to get an Encumbrance Certificate from the sub registrar office.
Property Tax is an annual tax which is the liability of every owner towards the government. The tax rates are not constant across the country and is dependent on the State Government. The basis of calculation is as per the value of the property and also the tax is determined under various categories viz. Residential and Vacant Land, Non-residential Property or Village property. An assessment of the property tax to be paid can be done through a visit to the Property Tax inspector's office.
A copy of the previous tax paid receipts or a copy of the sale deed would be required for this purpose. On receipt of the payment, the tax shall be paid and the scanned copies of the bills shall be sent across to you.
Tenancy Care

Buying property in a city other than your normal place of residence either as an investment is becoming common, only buying is not a solution, finding a reliable and good tenant is what every one looks for, but it becomes quite a difficult act without your physical presence, we would not like to bother friends / relatives/ aged parents, but its also true that we need to assign someone for these issues. But now help is just a phone call away - HDPL. We will act as your active partner and safeguard your interest Home Well builds the barriers between you and your tenant.

Based on your instructions, we will visit your property and give a preliminary evaluation report.
If your rental expectation is within 10% of the market rate as evaluated by HDPL we will proceed to the next step
If we proceed with your order, we will do the following things:
Put up a board / notice on the property premises giving HOMEWELL contact person and phone numbers for prospective tenants to get in touch.
Work through local broker network
Put up classified advertisement in important newspapers as may be deemed necessary by HOMEWELL. HOMEWELL reserves the right to decide on the publication, type of ad and frequency.
Be available to meet prospective tenants and show the property whenever required. This is subject to availability of keys with HOMEWELL or access to it as and when required.
If the keys are not available with us, contacts of the local dependants have to be given to us & your order details with us have to be informed to them. Co-operation is expected from the local contact to show the property to prospective tenants.
Provide unbiased advice from a third person perspective.
Handle negotiations and paperwork for finalization of the tenant
1 We will then run the tenant through the legal issues & his/her responsibilities as a tenant
2 Execute the Rental agreement with the tenant with very clear understanding on the following points:
Rental Amount and the Security Deposit
Payment Date
Duration of Lease along with Escalation Clause
Proper Upkeep of the Property and all Inventories provided by the members
Consequences on Non Payment of Rent on Time or extraordinary Wear & Tear of the property / inventories
3 Collect the Security Deposit Cheque and then deposit it in your account and send the rental agreement to you after obtaining the tenants signature for your perusal & signature.
We will ensure that the rents are collected monthly on a regular basis on or before the due date and deposited into your bank account. A Scan Copy of the Bank deposit Slip would be send to you monthly.
Regular Property Visits would be done by our Managers on a half yearly basis and a detailed Inspection report and photographs would be send to you. Any misuse of the property or the inventories would be dealt with the tenants as per the T&C of the contract.
We would also assist the tenant on your behalf for any major repair and maintenance works. Upon receipt of information from the tenant for any such assistance we would visit the premises within a reasonable time and assess the required work. Proper arrangement would be made for external contractors to ascertain the nature of repairs and also the reason of such loss. In case the loss has arisen due to tenant’s fault the same would be informed to you and taken up with the tenants as per the T&C of the contract.
Inventory Audit would be done at the time of possession of the property by the tenant and at the time when the tenant is vacating the property. The scope of audit would be checking the physical assets at the property as per the list and also the conditions of the assets. An audit report along with the photographs (if necessary) would be mailed to you. In case of any gross negligence by the tenant on all these inventories would be dealt as per the T&C of the contract. HOMEWELL provides property services on a best effort basis and inability to complete the task due to reasons beyond the control of HOMEWELL shall not tantamount to non-delivery of service.
